Understanding your needs and preferences is the first step towards a successful property search. During our preliminary meeting, we will talk about the various types of properties, neighbourhoods, budgets and criteria to arrive at a first cut of your 'like/intend/must' list. We then scout the extensive database of available properties to bring you a series of shortlists and arrange viewings of the preferred ones. If it is not possible for you to travel to London to do the viewings, we can shoot video tours and give our advice and recommendations. The 'Search' part can be done at your pace - we have seen clients decide on a property in two days and some taking their own time - no pressure and no rush.
Advisory
While property purchase often ends up being a decision of the heart, one should remember to focus on the numbers as well. We prepare detailed cash flows for specific properties with initial and annual outgoings, projected rental yields based on similar properties and of course the capital appreciation. We refer you to third-party experts for legal, tax and financial advice to make an informed decision for your own unique financial and tax circumstances. We also advice on the best course of action for short term/long term rental based on your lifestyle and usage of property.
Design & Refurbishment
Refurbishment is a word that often scares clients, but in reality every property needs a bit of work, whether to make it your own home or rental-ready. We provide design and guidance on all sorts of works including furniture and furnishings needed and have extensive contacts of builders, decorators and tradesmen to undertake any scale of work, whether it is a lick of paint or a complete strip-and-rebuild.
